Reservations. Advance reservations are encouraged and can be made up to one year in advance. Reservations can be made online or by calling 1-888-650-2753, you will need to have a credit card to make a reservation (credit card is used for verification purposes).
Property Assignments. Upon making a reservation, you will be given a specific property code; however, BEACH SEEKERS reserves the right to switch your property at any time due to unforeseen circumstances that may arise.
Rates. All published rental rates are based on specific property location, size, and amenities. Rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted during a telephone conversation while booking or due to computer error.
Additional Fees. A non-refundable administration fee of $60.00 will be charged to all reservations. A housekeeping fee will be applied to all reservations, with the amount depending on the size of the property.
Taxes. A total of 11% tax will be collected on all rentals, 7% local tax and 4% bed tax.
Advance Deposit. A minimum deposit of 50% of the total rental rate is required within 14 days of booking. Any remaining balance is due 30 days prior to arrival. For reservations made 30 days or less from the date of arrival, total balance is due at time of booking. Deposits not received within 14 days will result in cancellation of the scheduled booking.
Damage Waiver Fee. A fee of $100.00 will be added to our "spring break periods". This is a non refundable fee that will cover up to $1000.00 in unintentional damages.
Payment. We gladly accept cash, personal check, money order, cashiers check, or credit card (Mastercard, Visa, Discover, and American Express) for payment of rents.
There will be a $75 fee for all returned checks.
Explanation of Credit Card Convenience Fees. Credit card companies charge a fee to businesses or governments who accept their cards. The fee is a percentage of the amount charged. Thus, accepting credit cards is an additional expense. To offset the cost of credit card usage, Florida Law specifically provides for a convenience fee to be added to those transactions. Unfortunately, credit card companies are only allowing the use of convenience fees IF the payment is made through a "third party" such as over the internet or phone.
All convenience fees are paid to the company that processes the credit card transactions. Sandcastle Escapes does not retain any portion of this fee.
Cancellation. It is strongly encouraged to purchase CSA Travel Protection Insurance. If you choose not to purchase CSA Travel Protection Insurance, you may only cancel 90 days prior to scheduled check-in date and receive a refund of the advance deposit minus a $75 cancellation fee.
CSA Travel Protection Insurance. Travel Insurance is available through CSA. A fee of 6.5% has been automatically added to every booking unless notified in writing that you elect not to participate.
Hurricane Policy. No refunds will be made due to Tropical Storms or Hurricanes even in the event of mandatory evacuations. Some guests may be allowed to reschedule dates depending on specific property and scheduled date. Refunds for Hurricane evacuations are only given via CSA Travel Protection Insurance.
Refunds. No refunds will be given for late arrivals or early departures.
Check-In. Guests will be allowed to enter a specific property only after it has been fully cleaned to BEACH SEEKERS satisfaction. Normal check-in is 4pm. In some cases, you may be asked to wait until the rental unit has been cleaned and not be able to check-in until after 5 p.m. If you will be arriving after normal business hours, please call ahead of time to arrange for a late arrival.
Check-Out. Guests are asked to vacate all rental units no later than 10:00 a.m. on scheduled departure date. Please leave the property in neat condition, take out all trash, and clean all dishes. If property is left excessively dirty, guest will incur additional cleaning charges.
Family Rentals Only. All rental units must be occupied by an adult, over the age of 25. We do not rent to vacationing singles or students that plan to be unsupervised by a PARENT! Reservations made under false pretense will result in immediate cancellation and/or eviction with NO refund. Parents are not allowed to check-in and leave, they must stay at the property throughout the duration of the scheduled stay.
Minimum Stay. One-week minimums do apply for most properties. All properties require at least three nights minimum stay. Weekly rentals will be scheduled for Friday, Saturday or Sunday arrival, depending on the property.
Housekeeping. All linens and towels are provided for each rental unit. Linens and towels are not to be taken from unit to be used on the beach. A starter supply of bath tissue, paper towels, and garbage bags are also included. Guests are responsible for their own paper goods after initial supply is depleted.
Maintenance. In order to receive the best possible service, please report all maintenance issues immediately during normal business hours. Maintenance issues are handled in the order that they are received.
Pools. Certain pools can be heated seasonally for an extra daily fee. Please inquire as to which properties are available and at what cost.
Pets. Pets are not allowed in most rental units. If you plan on traveling with your pet, contact BEACH SEEKERS to find out which properties will allow them and what type of pets are acceptable (small dogs, 25 lbs. or less). Properties that allow pets require a non-refundable deposit for additional cleaning.
Smoking. Smoking is not allowed in ANY property represented by BEACH SEEKERS!
Keys. Upon check-in, you will receive keys and any other required passes, arm bands, etc.The exact number of keys must be returned at check-out. If all keys are not returned you will be charged $15.00 for every key that is missing. In the event you are locked out after normal business hours, you will incur a fee of $50.00 and a BEACH SEEKERS representative will assist you.
Beach Access. BEACH SEEKERS does not maintain nor upkeep dune walkovers, paths, or beach accesses. Please inquire if you have concerns about beach access.
Parking. Most properties restrict parking for RV's, boats, and motorcycles. Please inquire to find out which properties will allow parking for these for these types of vehicles.
Personal Property. BEACH SEEKERS will not be held responsible for any personal property left in rental unit.
Subletting. Reservations are not transferable.
General Information. Be a good neighbor, remember that each rental property is owned by an individual and should be treated with the same respect as your home. Please abide by all noise ordinances, parking instructions, and all local homeowner's association requests (all homeowner's association rules and bylaws supersede that of BEACH SEEKERS).
